Renting a property

image1) Book an appointment to inspect the property you are interested in. 

2) Ask lots of questions at the viewing, e.g. How much is the council tax? Can I decorate? How long is the contract and will it be renewed? Is the property agent managed or landlord managed? (and anything else of specific interest to you).

Unless otherwise stated in the property descriptions, we are not able to accept applicants in receipt of Housing Benefit due to the requirements of our Landlords’ mortgage / insurance agreements. Most properties do not accept pets, but please ask.

If you would like to rent the property and are satisfied that it meets all your requirements, inform us verbally in the first instance and take an application form. If you wish us to hold the property for you, so that we do not carry out any further viewings, you will need to pay a holding fee of £100 to us. This is non refundable under any circumstances should you withdraw from the tenancy, or fail to pass the HomeLet referencing criteria. If you are found to be an acceptable tenant, it will be deducted from your payments at the start of the tenancy.

3) Fill in the Homelet application in full. Do not leave out fax numbers, post codes and names as this will delay your application. Please do not hesitate to ask for help if you need it. The application will usually take up to 7 days and you will not be able to take possession of the property until this has been completed.

Return the completed form to us along with your non returnable Homelet fee. This fee varies and is dependant on how much the monthly rent is and how long the tenancy is that you are applying for. For a six month tenancy, the fee is typically £70 + VAT per individual (although this can vary). We will also need to see one proof of residence i.e. a recent utility bill and a primary form of I.D. i.e. passport or driving licence. (Please ask if you require further advice.)

You can usually expect a tenancy start date approximately 7 days + from the time your application is received.

4) Once accepted by the referencing company and the start date having been agreed, you will need to come into the office with the following:

These payments must be in cleared funds – bankers draft or cash and you must bring the correct change, as we do not hold change in the office.

5) Sign the contracts at our office then proceed to the property where you will be met by the inventory clerk who will release keys to you.  Complete the check in with the clerk.
